The Ormsby House is located in Black Bart section of South Lake Tahoe
off of Pioneer Trail. There is a superb view of the meadow, mountains,
and Trout Creek from the 55-foot deck. You can cross-country ski, snow
shoe, or go for a hike from right out the back door. This home went 
through a $100,000 interior upgrade in 2007: mirrored closet doors, 
kitchen remodel (stainless steel appliances, new granite countertops, 
new flooring), heated travertine flooring, new double paned windows, 
new heating system, new carpeting, improved decor, new TV's, bathroom 
remodel with new tile flooring, timed heat lamps, new lighting and 
much more.

Special Discounts: 
May & October: $700 per night

When is payment due?
Payment is due two months before your arrival (3 months prior for 
holidays)

How do I make a reservation?
Visit our main website: tahoehouse. net and check availability. 
If the home is available there is a reservation form on the website. 

Cancellation policy 

Payment is due two months before your arrival date. You can cancel 
giving one months notice or more and receive a full refund. After 
one month there is no refund.

Is there a security deposit? 
No. Previously, I would request a security deposit of $1000 from all 
guests. However in the past few years I have only had a few incidents 
where guests caused a lot of damage. So I do not have a security 
deposit but I trust that my guests will treat the homes with respect. 

When is my reservation confirmed
Your reservation is not confirmed until I receive your rental 
agreement and payment. It is possible that I email you back to let you
know that the house is available and the next day it could get booked 
by another guest. That is why after you receive the rental agreement,
I recommend sending it back soon to secure your reservation. These
homes are very famous and very popular and I sell out quickly.

What form of payments are accepted?
I accept checks, bank cards, credit cards or wire transfers. 

Check in and check out times
Check in: 3 pm, Check out: 11 am

Limit for number of people and cars
The limit for number of people according to Lake Tahoe laws is 18. 
The limit for number of cars is 6. 
It is a violation of the rental agreement if you have more than 18
people in the house and could cause eviction and heavy fines 
(El Dorado County Ordinance: 5.56.110).

Keys
About one week before your arrival date, I will email you the 
combination to enter the home. These combinations are changed after
each guest.
