The Pioneer House is located on Pioneer Trail close to Heavenly Ski 
Resort and the Casinos. This home is located on over an acre of land
and has a very large fenced in back yard. Your group can walk across 
the street to lots of hiking trails. In 2006 we added a very large 
hot tub in the back yard and a fourth bathroom to the guest quarters. 
This home has everything you need for a fun vacation in Lake Tahoe.

Thanksgiving Weekend $1000 a night (4 night minimum)

New Years Week $1600 a night (5 night minimum)

Special Discounts: 
May & October: $700 per night (conditions apply)
May & October: $500 per night for weekly rental (conditions apply)

When is payment due?
Payment is due two months before your arrival (3 months prior for 
holidays)

How do I make a reservation?
Visit our main website: tahoehouse. net and check availability. 
If the home is available there is a reservation form on the website. 

Cancellation policy 

Payment is due two months before your arrival date. You can cancel 
giving one months notice or more and receive a full refund. After one
month there is no refund.

Is there a security deposit? 
No. Previously,  I would request a security deposit of $1000 from all
guests. However in the past few years I have only had a few incidents 
where guests caused a lot of damage. So I do not have a security 
deposit but I trust that my guests will treat the homes with respect. 

When is my reservation confirmed
Your reservation is not confirmed until I receive your rental agreement
and payment. It is possible that I email you back to let you know that
the house is available and the next day it could get booked by another
guest. That is why after you receive the rental agreement, I recommend 
sending it back soon to secure your reservation. These homes are very 
famous and very popular and I sell out quickly.

What form of payments are accepted?
I accept checks, bank cards, credit cards or wire transfers. 

Check in and check out times
Check in: 3 pm, Check out: 11 am

Limit for number of people and cars
The limit for number of people according to Lake Tahoe laws is 16. 
The limit for number of cars is 6. It is a violation of the rental 
agreement if you have more than 16 people in the house and could 
cause eviction and heavy fines (El Dorado County Ordinance: 5.56.110).

Keys
About one week before your arrival date, I will email you the 
combination to enter the home. These combinations are changed after 
each guest.
